LOCATION
Nathrop is approximately half way between Salida and Buena Vista, Colorado on State Highway 285. The ranch is about six miles west of the Highway 285, in the Sawatch Mountain Range, which include the majestic Collegiate Peaks; Mt. Harvard, Mt. Yale, Mt. Princeton, Mt. Antero and Mt. Shavano. The Arkansas River which runs through the towns of Buena Vista and Salida, then flowing to the southeast, is most notable as one of premier float rivers in the United States and as a blue ribbon trout fishery.
OVERVIEW
Deer Valley Guest Ranch was started in 1954 by Clara and Parker Woolmington at the base of the imposing Chalk Cliffs, and has been in continuous operation for 56 years. The setting in which the ranch is located is both dramatic and serene. In the summer months the ranch has accommodated "dude ranchers" from around the world. In the non dude and guest ranch months (mainly spring and fall) numerous groups have chosen the ranch for retreats, seminars, outdoor work-shops and business meetings. One group has been coming to the ranch continuously for 50 years. Outdoor activities are numerous and include; horseback riding, which is the most popular activity among the dude ranchers', fishing in Chalk Creek and the ranch's seven acre stocked pond, and hiking miles of trails on the National Forest.
PROPERTY DESCRIPTION
There are four parcels totaling 132.06 acres. All of the guest ranch operations are on a 34.90 acre parcel. The other three parcels are all within a mile of the ranch and are used in its operation, in one way or another. The largest parcel, 66.94 acres, is located about 200 yards from the main ranch, has Chalk Creek running through it and a large pond of about six to seven acres. The third parcel is 28.22 acres and is one-eighth mile west of the main ranch and is used for cookouts. The fourth parcel, 2.2 acres, is located at the top of a ridge across the valley from the main ranch is used for cookouts, and has spectacular views of several 14,000 foot peaks.
IMPROVEMENTS
Lodge The lodge is 7,854 square feet +/- and functions as the heart of the ranch. It has a maximum capacity of 168 occupants, and a dining capacity of 135. As you enter the lodge you are in a very comfortable and relaxing lounge with a massive rock fireplace, where guests gather before and after meals. There are two main dining rooms, a spacious and complete commercial kitchen, and guest restrooms on the main level. The ten guest units in the lodge are on the upper level, all with private bathrooms. Sleeping capacity is 30. Some of the staff housing is located on the lower level. A deck of approximately 1,800 square feet over-looks the well manicured lawns and pool area, and there are breathtaking views of the very imposing Chalk Cliffs, and surrounding mountains. The lodge has a distinct western feel with knotty pine interior walls, wood beams, and rough-cut wood lap siding on the outside.
Guest Cabins There are 15 guest cabins ranging in size from 346 square feet to 1,704 square feet; one-bedroom to four-bedrooms; one-bathroom to three-bathrooms. All cabins have kitchens.

Centennial Hall Located near the office, the main level meeting room, with 1,275 square feet and a 125 person capacity, is used for large group meetings and gatherings, guest ranch skit night and church services. The building contains a total of 4,325 square feet on two levels, and has a wood burning fireplace in the primary room on the upper level. The covered porch has 372 square feet. Total building capacity is 191 occupants. Construction is wood frame with a metal roof, reinforced concrete foundation, tongue and groove knotty pine interior walls, rough-cut wood lap siding and hand peeled log railings. A game and activity room is located on the lower level. Staff quarters occupy a portion of one end of the building.
Office / Gift Shop The office / gift shop Located just north of the lodge and is the business center for the ranch; the first stop for arriving guests and the last stop when they are departing. Included is a private office for the owners, a front office for business manager and secretarial staff, and a conference room with a computer(s) which guests can use. The gift shop is well stocked with both cowboy and baseball hats, shirts, t-shirts, jewelry, custom ground coffee, and various other mementos of a wonderful western ranch vacation
Swimming Pools The two pools, each measuring 40 feet long and 20 feet wide, are filled with water from two hot water wells. Water comes out of the ground at an estimated 108 degrees and cools naturally to approximately 85 degrees. There are also two hot-tubs. All of the foregoing feel mighty good after a long day in the saddle, or a long hike. Bath House This facility contains a total of 1,985 square feet on two levels. A deck of approximately 3,471 square feet covers the pool area, with a hot-tub at one end of the deck. The upper level of the Bath House contains a large 665 square feet meeting room with tables and chairs, which is used for small meetings and break-out sessions. The lower level has concrete floors and contains separate mens and womens changing rooms, showers and toilets. There is a common area between the mens and womens that contains a sauna and a massage room.
Employee Housing Boys bunkhouse has 748 square feet plus 326 square feet of deck.
Girls bunkhouse has 1,115 square feet. There is additional employee housing in other parts of the ranch.
OTHER IMPROVEMENTS
Horse barn The barn has a tack room and hay storage, 2,571 square feet on the ground floor, 2,200 square feet hay loft. A three sided loafing shed, 876 square feet. Metal hay storage shed, 1,152 square feet. The laundry and linen storage is 1,312 square feet. Food storage building, 441 square feet. Shop, 1,374 square feet. Cold water well house, 200 square feet.

USFS (Forest Service) PERMIT
Permit for 2,500 use days. These days are allocated for horseback riding on the National Forest.
SURFACE WATER RIGHTS
The Deer Valley Lake property has a 135/170th interest in the Knox ditch for CFS (one cubic foot of water per second) with a priority date of June, 1890.
HOT SPRINGS
There are two hot water wells. The water produced comes out of the ground at approximately 108 degree.
COLD WATER
The existing cold water well has been augmented and allows 5.3 acre-feet (1,726,900 gallons) to be withdrawn per annum. Water is stored in a 5,000 gallon storage tank. There are wells at both the Lake property and the Cliff parcel.
UTILITIES AND ELECTRICITY

SEPTIC SYSTEM
There are 12 septic systems on the guest ranch property, one at the house on the Lake property.
