LOCATION The McGarraugh Ranch is located in the San Luis Valley of southern Colorado. The property is located approximately five miles south and three miles west of Hwy. 17 from the small town of Moffat in Saguache County. This vast alpine valley is approximately 122 miles long and 75 miles wide, and extends into northern New Mexico. The Valley is best known for agricultural production and large cattle ranches.
PROPERTY Consisting of approximately 1,840 acres, the ranch is joined on the majority of its boundaries by thousands of acres State Trust and BLM lands. The property is basically flat in topography and is covered with various native grasses and various low brushes such as sagebrush, rabbitbrush and greasewood. The ranch has several water wells and has good potential for livestock, hunting and development. The property is currently utilized for grazing cattle.
WILDLIFE Deer Elk and Antelope frequent the ranch throughout the year. Landowner hunting permits are available for all three species of big game. The Valley is a major flyway for migratory birds including the ducks, geese, Sandhill and Whooping cranes, avocets and eagles.
RECREATION The property offers unlimited recreational opportunities such as ATV & horseback riding, hiking and camping. The winter months also offer primarily snowmobiles and cross country skiing. Nearby attractions include the Great Sand Dunes National Monument and the Rio Grande National Forest. Hunting, fishing and camping abound in all the mountains that surround the San Luis Valley.
WATER There are four old artesian stock wells on the property. They were known to be flowing and have created small ponds where the water collects. These wells are legal as they most surely were in existence before May 8, 1972 and they can be registered for their historical uses, in this case, stock watering. As far as the availability of new wells, each 35 to 40 acre parcel would be eligible for a domestic well permit that could serve up to three single family dwellings, water up to one acre of lawn/garden/landscaping, water domestic animals and a limited amount of commercial livestock. Therefore, the property has a potential of 39 - 40± acre parcels the buyer could market, with each having its own domestic well..
GREEN USES The property is situated in a high, clear mountain valley at an altitude of 7,550± feet. The potential for both solar and wind generation rank high in this part of the state.
MINERAL RIGHTS The seller will retain all mineral rights.
